Cressey Development Group and Rositch Hemphill Architects will redevelop the former Rona site at 1503 Kingsway into a mixed-use project, consisting of a 13-storey highrise with a 6-storey podium and four 3-storey townhouse buildings separated by a mews. The new development proposes a mixture of 113 1- and 2-bedroom condominiums, and 41 townhomes, three of which are located at the base of the tower. Over 23,000 sq ft of commercial space will also be available for office and retail tenants. This location is highly walkable, is on a bike route, and is well-served by multiple bus lines.

Ground level retail tenants in the tower may include a fitness centre and grocery store. At the corner of Kingsway and Fleming, there is also a commercial patio adjacent to a parklet with stepped wooden seating. A multi-modal, mixed-use mews separates the tower from the four townhome buildings. Its western portion can potentially be closed to traffic for community events.

A rooftop amenity garden will crown the tower, providing residents with a lawn, children’s play area, urban agriculture space, lounge, and dining area with mountain views to the north.
